Looks like a transaction that requires a lot more patience from everyone, but worth it in the end. Especially if the lender is willing to allow for short sale.

Georgia has fared poorly in this market. The over building and speculation had broke down the real estate market. Many, many owners are underwater with their loan to value and it has not improved. I think that their needs to be some whole sale style repair here.
